A dry facade starts with good pointing.
Mortar joints form the connection between the bricks and have an important function: they keep moisture out and contribute to the insulation of your home. After thirty to forty years, the mortar in many homes has reached the end of its lifespan. The joints become soft, crumble, or are washed away by rain.
The result? Moisture penetrating the masonry through the open joints. In winter, that moisture freezes and pushes the joints further loose. This creates a spiral that accelerates. Loosening joints cost you not only heat, but in the long run also money in consequential damage.
We see this regularly, especially in terraced houses in Dedemsvaart and the surrounding villages. The original mortar from the construction period is simply worn out. Repairing or completely replacing the mortar is then the only solution.
How do we replace your pointing?
Not every facade requires the same thing. If the joints are weathered only on the southwest side, local repair is sufficient. If the appearance is the same everywhere, we scrape out the old mortar and re-point the entire facade.

We assess the condition of the joints and the type of masonry. Together, we choose the right joint type and match the color of the joint mortar to the existing masonry.

Chipping out the joints
We remove the old, weathered joints mechanically or by hand. The depth and method depend on the condition of the jointing. We work more carefully on monumental or fragile masonry.

Re-grout
We fill the joints with fresh joint mortar and finish them neatly. The jointing is pressed down and post-treated if necessary. After hardening, your facade is watertight again and the masonry looks well-maintained.

How much does pointing cost?
Pointing costs an average of €25 per square meter, excluding VAT. For a terraced house with approximately 80 m² of facade, this amounts to about €2,000. Pointing is manual work, and the depth to which we have to scrape out determines how much time it takes. Therefore, the rate is higher than for cleaning.
Every property is different, so we always prepare a custom quote. There are no costs associated with this. Please feel free to contact us for a price indication. Pointing falls under renovation work, on which we provide a ten to fifteen-year warranty. The applicable term is stated in your quote.

All rates exclude VAT. The final price will be determined after a free on-site inspection.

Frequently asked questions about grouting
Not always. If only the joints on the rain-exposed side (usually north and west) are affected, it may be sensible to treat only that side. We assess this during the inspection.
Yes, we even recommend it. After the joint mortar has cured (usually after four to six weeks), the facade is ready to be impregnated. This way, you immediately protect the new jointing against moisture.
