Why does your facade no longer look fresh?

You are standing in the garden and you notice it: dark spots on the brickwork, a greenish haze along the north facade, or white efflorescence around the joints. Perhaps you thought it would go away on its own. That does not happen.

Green deposits, algae, and moss adhere to the outer layer of your brickwork. In shady corners, it grows faster than you think. Over time, the contamination penetrates deep into the masonry, and your facade becomes more porous. The result is moisture seeping in from the outside, cold interior walls, and a facade that looks worse every year.

Particularly in terraced houses from the 1960s and 70s, we observe that the original bricks are vulnerable to this deterioration. Early intervention prevents cleaning alone from becoming insufficient and renovation from becoming necessary.

How do we clean your facade?

We prefer to be honest about this rather than selling you something you don't need.

How much does facade cleaning cost?

Facade cleaning costs an average of €5 per square meter, excluding VAT. For a terraced house with approximately 80 m² of facade, this works out to around €400. The degree of soiling of the facade and its accessibility determine whether the cost is slightly below or above this figure.

Frequently asked questions about facade cleaning

For light green deposits, you can try using a soft brush and cleaning vinegar. However, we advise against this for stubborn algae, moss, or saltpeter. Using the wrong method or applying too much pressure will damage the grout and make the problem worse. In that case, have a specialist take a look.

On average every three to five years, depending on the location and the facade material. A north-facing facade that is often in the shade requires maintenance sooner than a south-facing facade. We recommend a brief inspection every spring.

Not if the right method is chosen. Steam cleaning works under low pressure and does not damage healthy joints. More caution is required with sandblasting, which is why we always assess the condition of the jointing first. Is it weathered? Then we recommend repair first.

Steam cleaning uses hot water under low pressure and is suitable for most brick facades. Blasting, such as air blasting or dry ice blasting, works with fine particles that remove stubborn dirt. Blasting is more powerful but is not suitable for every facade type. We determine the best fit together with you.
