How much does facade and roof maintenance cost?
Most companies in our industry do not quote prices. We understand that, as every property is different. However, we believe that you should be able to estimate what to expect in advance, even if you do not yet know exactly which treatment is needed. All our prices are exclusive of VAT.
Below is the average price per service, and why your quote may differ.
What are the costs for your home?
A rate per square meter only makes sense once you know how many square meters you have. Therefore, below are three common house types, calculated based on the front and rear facades combined and both roof planes.
Terraced house: facade ±80 m² · roof ±55 m²
Semi-detached: facade ±130 m² · roof ±80 m²
Detached: facade ±200 m² · roof ±120 m²
If you combine the work, it works out more economically. Facade cleaning and impregnation combined for a terraced house comes to around €1,040. Roof cleaning with roof coating is around €1,650. This is because part of the build-up costs only need to be incurred once.
Why your quote may differ
The biggest factor is simple: how many square meters need to be treated. Larger areas are cheaper per square meter because setting up and furnishing the workspace takes just as much time for a small surface as for a large one.
Next, accessibility matters. Working from the ground is different from working from a cherry picker or scaffolding. In practice, a narrow back entrance or a ditch running along the facade makes more of a difference than people think.
The degree of pollution plays a role. A facade that has not been treated for ten years requires more time than a facade that is cleaned every five years. The same applies to a roof with thick moss growth between the tiles.
Finally, the condition of the subsoil.
Soft masonry, weathered joints, or an old coating require a different method and sometimes preparatory repairs. We assess this during the inspection so that you are not faced with surprises afterwards.
Concrete repair and chimney renovation
We deliberately do not quote a target price for these two services. With concrete repair, the extent of reinforcement corrosion determines how much needs to be chipped away and repaired, and you can only see this once the concrete is exposed. A price in advance would be a guess.
For a chimney, it varies by situation whether it involves pointing, replacing the top course of bricks, or complete reconstruction. We will come and inspect, take measurements, and then put a price in writing. That price is binding.
What we do and do not guarantee
We cannot guarantee against soiling. Algae, moss, and green deposits will return, no matter how well the cleaning is done. That is not a defect, but the nature of the problem.
The situation is different for renovation work. Depending on the chosen package, we provide a warranty of between ten and fifteen years. We state the term applicable to your situation in the quotation beforehand.

During a cleaning, we remove whatever is on the facade. During a renovation, we repair the facade itself: pointing, damage, and protection for years to come. That involves more work, more materials, and more time. In return, you won't have to worry about it for ten to fifteen years.
Yes. Part of the costs lies in setting up and furnishing the workspace, and we incur those costs only once. For a combined assignment, we pass that benefit on in the quotation.
