Impregnate facade
Your facade has just been cleaned and looks beautiful again. However, without protection, moisture will seep back into the masonry within a year. By having your facade impregnated, you prevent this. The treatment makes your brick facade water-repellent, while allowing the masonry to continue breathing.
DMS Holland carries out facade impregnation for both private homes and commercial buildings.
After facade cleaning, impregnation protects your facade against moisture and dirt. The masonry continues to breathe and remains beautiful for longer. DMS Holland impregnates facades for homes and commercial buildings.

Protect your facade against moisture and pollution
Impregnating is only effective on a sound facade. If the pointing is poor, moisture will simply seep through, and you will have paid for nothing. That is why we always inspect the pointing first. Sometimes this means that we advise something different than what you called us about.
By impregnating your facade, we apply an invisible protective layer to the masonry. Water rolls off, dirt adheres less quickly, and algae growth is given less of a chance. The difference compared to a coating? An impregnating agent penetrates the material, allowing the facade to retain its original appearance and keeping its breathability intact. The facade can continue to drain moisture from the inside. That is important.
Honestly: For a facade without visible moisture problems, impregnation is not always necessary. We assess this on-site and advise you honestly.
This is how we handle impregnation
Roof cleaning is skilled work. Not only because of the technique, but above all because of safety. We always work with fall protection and according to our VCA standards. You never have to go onto the roof yourself.
Inspection and assessment
We start with a thorough inspection of your facade. Is the surface clean enough? Are the joints still intact? Impregnating a dirty or damaged facade is of little use. Sometimes we recommend facade cleaning or joint repair first.
1
Clean (if necessary)
If there is still algae, moss, or dirt on the masonry, we first thoroughly clean the facade. After cleaning, we allow the facade to dry. This usually takes two to five days, depending on the weather.
2
Impregnate with hydrophobizing liquid
We apply the impregnating agent using low pressure. The agent penetrates a few millimeters deep into the brick. The facade becomes water-repellent without creating a visible layer. You can see the result immediately after treatment: water droplets bead off instead of soaking in.

Professional impregnation with guarantee
Professional impregnating agents
We work exclusively with professional hydrophobizing agents that penetrate deeper than consumer products from the hardware store. That makes a difference in lifespan.
Clear explanation and communication
After the treatment, you will receive a clear explanation of what we have done and how long the protection will last. Clear communication, from inspection to delivery. That is how we work.
VCA certified craftsmanship

Impregnation as smart protection
After cleaning, we often recommend impregnating the facade for long-lasting protection. However, it can also be done the other way around: impregnating as a preventive measure, before problems arise.
How much does facade impregnation cost?
Impregnation costs an average of €8 per square meter, excluding VAT. For a terraced house with approximately 80 m² of facade, this amounts to about €640. The amount of product required is determined by the stone's absorption, and this varies per facade.
We often combine impregnation with cleaning, which saves on costs. Every property is different, so we always provide a customized quote. There are no costs associated with this.
Are you unsure about the condition of your pointing? Then first read what we do about renovation joints.
What determines the price?
- Facade surface area (number of m²)
- Type of facade material and absorbency
- Condition of the pointing (prior repair necessary?)
- Accessibility and height of the facade
All rates exclude VAT. The final price will be determined after a free on-site inspection.

Frequently asked questions about impregnation
No. A coating forms a layer on the surface and seals the masonry. Impregnation penetrates the stone and allows the facade to breathe. We almost always recommend impregnation over coating, unless there are specific reasons for a coating.
Yes. Impregnating a dirty facade does not work well because the product cannot penetrate the stone. We assess this during the inspection and combine cleaning and impregnation if necessary.
If you see dark, wet spots on the masonry after a rain shower that dry slowly, the brick is absorbing water. That is the signal. Indoors, you will notice it by damp patches or a wall that feels cold.
Technically, yes. However, consumer products penetrate less deeply than professional products. As a result, the outcome lasts for a shorter time, usually two to three years instead of five to fifteen. For a lasting result, professional treatment is recommended.
