Every spring, you see the same picture: green streaks along the ridge, dark spots between the tiles, and moss that is growing thicker and thicker. Concrete roof tiles are particularly susceptible to this. They are more porous than clay tiles and provide an ideal breeding ground for moss and algae.
The problem goes beyond just the appearance. Moss retains moisture. That moisture freezes in the winter and causes frost damage. This creates small cracks in the tiles where even more moisture can seep in. This creates a vicious cycle that can shorten the lifespan of your roof by years.
Weather conditions do the rest. Rain, UV radiation, and temperature fluctuations slowly break down the protective layer of your roof tiles. After ten to fifteen years, that layer has largely disappeared from many homes.
Having your roof cleaned regularly helps prevent this wear and tear process. Moreover, with a roof coating, you build up a new protective layer that protects your roof for years to come. Prevention is always cheaper than replacement.
Roof coating protects your roof for years
A roof coating does more than just make your roof look better. After cleaning, we apply a special protective layer that adheres deeply to the roof tiles. This layer seals the pores of the roof tile, giving moisture, dirt, moss, and algae much less chance to re-establish themselves.
Older concrete roof tiles, in particular, benefit from a coating. Due to years of exposure to rain, wind, and UV radiation, roof tiles lose their original protective layer. As a result, they become porous and absorb increasing amounts of moisture. A roof coating restores this protection and helps prevent further wear and tear.
In addition, a coating ensures that rainwater runs off the roof faster. Your roof stays clean longer, dries faster, and is more resistant to frost and weather conditions. This not only extends the lifespan of the roof but also prevents future maintenance costs.

Roof cleaning is skilled work. Not only because of the technique, but above all because of safety. We always work with fall protection and according to our VCA standards. You never have to go onto the roof yourself.
Inspection from the ground and the roof
We assess the condition of the roof tiles, ridge tiles, leadwork, and gutters. Broken or shifted tiles are reported immediately. This way, you know exactly where you stand.

Cleaning with boiling water under pressure
We clean with boiling water under carefully controlled pressure. No chemicals, no waiting times. Heat and the right pressure kill moss, algae, and fungi instantly and rinse them away in one movement. We adjust the pressure to the type of pan so that the top layer remains intact.

Drying and final inspection
After cleaning, we allow the roof to dry completely. We check it again: are all the tiles properly in place, is the leadwork taut? We carry out minor repairs immediately. We also clean the gutter, which is full of loosened dirt after cleaning.

Two full coats of Nowocoat
We work exclusively with Nowocoat, for us the Ferrari of roof coatings. We always apply two full coats, never just one. The first penetrates the pores and cures completely, followed by the second coat for coverage and color. You can choose from anthracite, red, or more modern shades.

How much does roof cleaning or roof coating cost?
Roof cleaning costs an average of €10 per square meter and roof coating €20, both excluding VAT. For a terraced house with a roof surface area of approximately 55 m², cleaning comes to around €550 and coating around €1,100. The pitch of the roof and the degree of moss growth determine the exact cost.

Frequently asked questions about roof cleaning
On average every two to five years, depending on the type of roof tile and the environment. Concrete roof tiles in a wooded area require maintenance sooner than clay tiles in a windy location. We recommend performing a visual check from the ground every spring.
A roof coating is a colored protective layer applied to the tiles. This gives your roof a fresh, uniform appearance. Impregnation is transparent: the tiles retain their original color but become water-repellent. Both options protect against moisture and dirt.
With a standard pressure washer, yes, but it washes away the top layer of the tile. We don't work that way. Our method uses boiling water under carefully controlled pressure: this kills moss and algae instantly, washes them away, and keeps the tile itself intact. We always assess the condition of your roof tiles beforehand and adjust the pressure to the type of tile.
Spring and early autumn are ideal. The temperature must be above five degrees for applying the coating.
Roofing work is not safe in freezing weather, for your roof and for our safety.
We strongly advise against this. Not because of the technology, but because of the risk of falling. Working on a wet, sloping roof is dangerous without professional fall protection. Leave this to professionals.
