When is your facade due for renovation?

It often starts inconspicuously. A small crack in the pointing. Mortar that crumbles when you touch it. Or a dark damp spot on the interior wall, exactly level with a weathered joint.

These signs point to the same problem. The outer shell of your home is no longer functioning as it should. Loose mortar and cracks in the facade give moisture free rein. In winter, that moisture freezes, causing frost damage that exacerbates the problem further every year.

We see this regularly in homes from the 1960s and 1970s. After fifty years, the original mortar has simply worn out. This is not a lack of maintenance, but normal wear and tear. Nevertheless, it does call for action.

A facade renovation tackles the root cause. Weathered joints are chiseled out and refilled. Damaged bricks are replaced, and the masonry is repaired where necessary. Every renovation project begins with a facade inspection. We assess the condition of the pointing, the masonry, and the underlying structure. Only when we have the complete picture do we draw up a plan.

Inspection and inventory

We inspect your facade for cracks, loose jointing, weathered mortar, and moisture problems. For larger buildings or complexes, such as Owners' Associations or commercial properties, we conduct a comprehensive inventory. View our business services for more information.

Chipping out the joints

Weathered joints are carefully removed to a depth of at least 15 millimeters. This is done mechanically or manually, depending on the type of masonry. For monumental buildings or soft stone, we always work by hand.

Repair and repoint masonry

Damaged facing bricks are replaced with bricks that match in color and size. We then apply new mortar in the correct joint profile. The bed joint, the flush joint, and the cut joint each have their own character and technique.

Inspection and delivery

Upon completion, we inspect the result together with you. We check whether everything has been finished neatly and discuss any follow-up maintenance, such as impregnating the renovated facade.

Facade renovation costs an average of €50 per square meter, excluding VAT. For a terraced house with approximately 80 m² of facade, this amounts to about €4,000. The package you choose determines the price, and consequently the warranty period.

For regular maintenance, such as repairing joints and replacing bricks, an environmental permit is usually not required. However, if you change the appearance of the facade, for example with different cladding, this may be the case. Always check this with your municipality or via the Omgevingsloket.

With the right mortar and professional execution, new pointing lasts thirty to fifty years. The lifespan depends on exposure to the elements and whether the facade is impregnated after renovation.

Repairing joints in frost is not advisable, as the mortar does not dry properly and adheres poorly. We therefore prefer to schedule renovation work between March and November. Exceptions are possible during mild winters, which we always discuss in advance.
